Mortgage Rates Hit 7.4%: Irvine Home Prices Enter a Downward Adjustment

Irene and Ricky Zhang  |  October 9, 2026

By Irene and Ricky Zhang, Keller Williams Realty Irvine. Data period: October 1–7, 2026 (Thursday to Wednesday). Published October 9, 2026.

Key Takeaways

  • The average 30-year fixed mortgage rate hit 7.4% for the week of October 8, the highest since November 2023. On a $1 million loan, that's about $860 more a month than at January's 6.1%.
  • In Quail Hill, a home is now asking about $885 per square foot, roughly 18% below the $1,086 the house next door sold for in April.
  • From October 1 to 7, 30 Irvine closings averaged $760 per square foot (excluding one Shady Canyon estate). Only 17 homes went under contract.
  • 26 new listings asked an average of $774 per square foot. Sellers are pricing more realistically.

Right before we filmed this week's update, a news alert popped up: for the week of October 8, the average 30-year fixed mortgage rate in the U.S. rose to 7.4%, the highest since November 2023. Not the news anyone wanted.

This week we'll look at what a 7.4% rate means for buyers, walk through a real example from two neighboring homes in Quail Hill, and then go over Irvine's closings, new contracts and new listings for October 1 to 7.

1. At 7.4%, a $1 million loan costs over $70,000 a year in interest

A year ago the rate was 6.34%, and in January it was around 6.1%. In percentage terms that looks like a one-point move. In dollars, it's a lot more (we covered how rates move Irvine sales in How Interest Rates Affect Home Sales in Irvine):

$1 million, 30-year fixed loan: monthly payment and first-year interest at different rates (standard amortization, our calculation)

  • 6.1% (around January): about $6,060 a month in principal and interest, about $60,700 in first-year interest
  • 7.4% (October 8): about $6,924 a month in principal and interest, about $73,700 in first-year interest

On the same loan, that's more than $860 extra every month and about $13,000 more in interest the first year. When rates were rising from lower levels, buyers could stretch. Above 7%, a lot of buyers simply can't make the numbers work, and that shows up in both sales volume and prices.

2. A real example: two neighboring homes in Quail Hill, 18% apart

Here's a quiz. In Quail Hill, in south Irvine, two homes sit right next to each other on the same street. Same builder, same era, both 5 bedrooms and 4.5 baths.

The first one, 2,918 square feet, closed on April 24 this year for $3,168,000, about $1,086 per square foot.

The neighbor saw that and decided it was a good time to sell too. The second home is a little bigger at 3,109 square feet. If it were yours, what would you ask? If you were the buyer, what would you pay?

This seller was actually very realistic. Knowing the interior wasn't as updated as next door, they priced the difference in. They listed on June 9 at $3,088,000: a bigger home at a lower total price, only $993 per square foot. It didn't sell in over a month. Here's what happened next:

Two neighboring Quail Hill homes: the April sale next door and the second home's listing and price changes (CRMLS public records)

  • Apr 24: Neighbor sold (2,918 sq ft) at $3,168,000, about $1,086/sq ft
  • Jun 9: Listed at $3,088,000, about $993/sq ft
  • Jul 23: Price cut to $2,999,000, about $965/sq ft
  • Sep 8: Taken down and relisted at $2,850,000, about $917/sq ft
  • Sep 22: Price cut to $2,750,000, about $885/sq ft

It's still for sale at $2,750,000, and that's the asking price, not a sale price. After negotiation, it will likely close under $2.7 million, possibly closer to $2.6 million.

Per square foot, today's asking price is about 18% below what the house next door sold for in April. In total dollars, it's $418,000 less, for a home that's almost 200 square feet bigger. A few months made all the difference. That's hard on this seller, and it can't feel great for the April buyer next door either.

That's the market right now. For a while, Irvine prices moved up and down within a range. Now they've entered a downward adjustment. Where it settles, we don't know. The market will decide.

3. 31 closings: $760 per square foot without Shady Canyon

Irvine market data, October 1–7, 2026 (CRMLS, compiled by our team)

  • Closed sales: 31, average $789/sq ft ($760 for the 30 sales excluding 1 Shady Canyon home)
  • New contracts (pending): 17, average list $847/sq ft (4 of them over $1,000/sq ft)
  • New listings: 26, average asking $774/sq ft
  • 30-year mortgage rate: 7.4% (week of October 8, highest since November 2023)

From October 1 to 7, 31 homes closed in Irvine at an average of $789 per square foot. That number looked high to us, and the reason was one Shady Canyon estate that sold for around $16 million, at more than $1,600 per square foot.

Without that one sale, the other 30 closed at an average of $760 per square foot. Last week it was $758, and the week before $772 (excluding Shady Canyon). Several weeks in a row now between $750 and $770. That's the range the market is accepting right now.

4. Only 17 homes went under contract

What really worries us is how few homes are selling. Just 17 homes went under contract this week, about the same as last week's 18 and far below the roughly 40 a week we saw early in the year.

These 17 were listed at an average of $847 per square foot, which looks strong. But 4 of them were over $1,000 per square foot: three single-level condos and one home in Turtle Rock. For single-level condos, location matters a lot, and some are expensive at over $1,000 a foot. For Turtle Rock, if you value the community, over $1,000 a foot makes sense. Those 4 pulled the average up. The rest looked like recent weeks.

Some good news too: two of our listings went into escrow last week. We had to work hard to get them sold, and once they close we'll share what we did.

5. 26 new listings, and sellers are pricing more realistically

26 homes came on the market this week, asking an average of $774 per square foot. With asking prices there, closings will likely land around $750 to $760. Bidding above asking is unlikely.

Most sellers are being realistic now. Sellers always react a little slower than buyers, but once they see what's happening, they adjust quickly, and most homes do eventually sell. Only a few are priced where they clearly won't. Pricing off what the house next door sold for six months ago, or hoping for a buyer who doesn't care about price, doesn't work in this market.

Our take

Sellers: Accept that the market is adjusting downward. Price off the last few weeks of sales, not what your neighbor got six months ago. A down market has its own selling strategy (we laid out the basics in Selling in Irvine's Softer Market), and Ricky will do a dedicated video on how to price and adjust when prices are falling.

Buyers: Don't try to time the bottom. You won't catch it, just like sellers won't catch the top. When you find a price you can live with, go for it. Otherwise the market turns, prices are a few thousand higher, you hesitate again, and you miss the next one too. Set expectations around your own situation. The right time is when it's right for you.

This is our read of the current data, not a guarantee. We've worked through strong markets and much tougher ones than this, and there were buyers and sellers in all of them. If you're thinking about buying or selling in or around Irvine, reach out to Ricky any time.

Frequently Asked Questions

At 7.4%, what is the monthly payment on a $1 million loan?

On a 30-year fixed loan with standard amortization, a $1 million loan at 7.4% costs about $6,924 a month in principal and interest, with about $73,700 of interest in the first year. At 6.1%, the same loan is about $6,060 a month. That's more than $860 a month and roughly $13,000 more interest in the first year. Property tax, insurance and HOA dues come on top.

My neighbor sold for a high price a few months ago. Can I sell for the same?

Not necessarily. Irvine prices are adjusting downward, so sales from a few months ago are only a reference point. In Quail Hill, one home sold in April at about $1,086 per square foot, while the slightly larger home next door is still for sale in October at about $885 per square foot. Price off the last few weeks of comparable sales, not last spring's.

Will Irvine home prices keep falling?

We don't know where this adjustment ends. From October 1 to 7, closings excluding Shady Canyon averaged $760 per square foot, several weeks in a row in the $750 to $770 range, and new listings are asking only $774. With rates rising and just 17 homes going under contract in a week, a quick rebound looks unlikely.

Should buyers wait for prices to hit bottom?

The bottom is very hard to catch, just as sellers can't catch the top. A more practical approach is to set a budget and target based on your needs and buy when you find a price you can accept. Markets often turn quickly, and waiting for the exact bottom usually means missing good homes.
