Laguna Altura pros and things to consider
Pros
- 24-hour gate guard; all homes are detached, with no attached townhomes
- Assigned to University High, unchanged through both the 2014 and 2025 boundary changes
- Built 2011–2014, so the homes are newer; HOA about $325 a month
- Close to Irvine Spectrum, the 405 and the 133
- Price per sq ft has held up better than Irvine overall over the past year
Things to consider
- Mello-Roos; effective tax rate 1.2%–1.4%
- Added to a fire hazard zone on the 2025 map; ask about insurance early
- No school inside the community; the elementary school is in Quail Hill and requires a drive
- Condo lots are small, with several homes sharing a driveway
- Some homes on the north side near the 405/133 get traffic noise
- Low rental yields
Selling in Laguna Altura: 2026 market signals
If you own a home in Laguna Altura, these are the numbers most worth watching:
- Price per sq ft dipped slightly: −3.3% over the last 12 months, vs. −4.9% for Irvine overall.
- Fewer multiple-offer situations: The share of homes selling over list price was 50% in 2022, 7% in 2025 and 14% in 2026.
- More price reductions: 50% of 2025 sales had a price reduction before selling and 36% in 2026, versus only 12% in 2024.
- The first two weeks set the price: Of 32 sales in the last 24 months, homes that sold within 14 days on market got a median 100.0% of original list price, while those on the market more than 30 days got only 93.3%. On a $2M home, that is a difference of more than $100,000.
- Siena sells fastest: Over the past year, Siena homes sold in a median 21 days on market; San Remo and Cortona were both around 60 days.
When you sell in Laguna Altura, recent sales of the same floor plan in the same neighborhood are what buyers compare against, so the first list price has to be right. New homes are still selling around Great Park and Portola Springs in Irvine, so your home's condition and price need to be more attractive than new construction.
Work out the taxes before you sell
If you have owned and lived in the home for two years, you can exclude up to $250,000 of gain if single, or $500,000 if married filing jointly. Owners 55 and older who buy a new primary residence in California within two years before or after the sale can transfer their original property tax base under Prop 19, up to three times in a lifetime. Be sure to confirm how these apply to you with a tax professional.
